Aria’s Farm – Holiday Homes
Lots of room for extended families, sports teams and special events groups! Pets welcome (see T&Cs).
We are not an event venue, but respectful socialising to 10pm is welcome by staying guests – suitable for STAG Do’s, Hen’s Weekends, Reunions, Birthdays, or Drinks as long as both buildings are booked together, noise restrictions are adhered to, and the noise bond and cleaning surcharge is paid prior.
The Cottage for large families and groups – 3 bedrooms (sleeps 10-14)
The Cabin for two couples or a family – 2 bedrooms (sleeps 4-6)
The Sleepout – 1 bedroom (sleeps 2-4) only bookable with Cottage or Cabin via host
Rent either separately, or book both together* for larger families or groups of up to 24
The Cottage
- Has a great space for larger families and groups of up to 14!
- Enjoy the rustic charm of a spacious 3 bedroom home with open-plan kitchen and lounge.
- Full kitchen facilities including stove, microwave, fridge, dishwasher, crockery and pots.
- TV, DVD, stereo, washing machine, dryer and party BBQ.
- Fireplace and heat pump/air conditioning in lounge – heat transfer to rooms.
- All hot water is on gas so you never run out of hot showers
- Hot spa pool to relax in at days end, plus large deck overlooking stream and paddocks.
- Plenty of parking plus huge lawn for extra cars or group games and activities.
- Buildings separated by carport for extra privacy, on separate section from hosts.
- Both units fenced separately to 900mm high for dogs, with covered outside space.
- No main roads or traffic, children can play freely; sandpit, trampoline, playhouse, volleyball and petanque on upper Lodge grounds.
- Free Internet in the Cottages.
- We have cute farm animals yet we’re still so close to Rotorua city – just in the suburbs!
Cottage Prices depending on season:
Min 8 person rate Cottage per below, min 12 person rate to include Cabin, min 16 person rate to incl Sleepout
Min 2 night weekends / 3 nights long weekends & Dec-Jan / 4 nights Xmas & New Year & Easter
$430-550 per night, $50-65 extra adult, $40-60 extra child under 12 years
Cot for baby $30 one-off flat fee or 1st baby under 18mo FREE if you supply baby linen

- Layout
The Sleep-out
- Rustic saw-shop theme, fully insulated and private, located just off the Cabin deck.
- ONLY rented WITH either the Cottage or Cabin as an extra room.
- Great as an extra room in glamping style for privacy, or if you’ve got a bigger group.
- One bedroom which is great for the older kids, teens, or the exiled family snorer!
- King-single Bunks + Trundler + Single Bunks, so could sleep 5 at a squish.
- All linen and towels provided.
- Has a small heater and fan, power and smoke alarm.
- There is no water or facilities – you will need to use the kitchen, toilet, shower etc of either the Cabin or Cottage with the rest of your group.
- Please be aware the sheep are often in the paddock right beside you (and they love your bread scraps).
Sleepout Prices depending on season:
Minimum 2 person rate per below
Minimum 2 nights, booked as an extra room alongside your Cottage or Cabin stay
$100-130 per night, $50 extra adult, $40 extra child under 12yrs
FREE if you have 11+ in Cottage, 7+ in Cabin, or 16+ in both
